When You're Buying

When you’re buying a new home, you deserve special treatment. The following is a description of the special treatment you’ll receive from Advocate Realty. Our First Meeting

Our first step will be to meet in person. You’ll describe the type of home for which you are looking in as much detail as possible, so we won’t waste your time looking at homes which are too expensive or unsuitable. If there are neighbourhoods or types of homes which I think you might want to consider but which you don’t mention, I’ll bring them to your attention. You’ll also receive a detailed explanation of the entire home buying process so you’ll know exactly what to expect from the day we meet until the day you move into your new home.

Looking at Homes

The next step will be for us to start looking at homes. I’ll begin by searching the Toronto Real Estate Board’s database for all homes which are currently on the market and which match the description you provided to me. I’ll then make an appointment(s) to go see these homes with you. I’ll tell you the pros and cons of each home and will provide you with my opinion regarding their fair market value. You’ll decide if a home is right for you. If one of the homes which is currently on the market is to your liking, we’ll move to the offer stage. If none of these homes are suitable, then we’ll keep looking at more homes as they come on the market until we find the home that’s perfect for you.

I’ll search the Toronto Real Estate Board’s database 6 to 10 times a day for any new listings and will call you as soon as a new listing comes on the market. I’ll also enter you into my confidential software program so that you’ll automatically receive all hot new listings via email. This way, you’ll be able to see everything an agent sees.

When a new home comes on the market, some clients like to go see it right away. Other clients like to drive by first to make sure they like the location and outside of the home. Still others prefer to have me look at a home first and describe it to them so they can decide if it’s worth their time to make an appointment to see the inside. Whatever your preference, I’ll follow your instructions.

During the entire process, everything you say will be listened to very carefully because I’m in business to serve you. You’ll be treated with the same care that I would give to my mother if she were my client. Your best interests will be put above all else and you’ll always receive honest answers to your questions.

I’ll show you as many homes as you’d like to see until you find the perfect home. It doesn’t matter if it takes 1 month , 1 year or 3 years. All I care about is making sure that you’re happy. If you’re not happy with me at any time, you can work with another agent - no hard feelings.

Making an Offer

When you do find a home which you’d like to buy, we enter the offer stage. I’ll prepare the offer based upon your instructions and my experience. You’ll receive my advice and guidance. If you don’t agree, that’s fine with me. You’re the boss.

Once you sign the offer we enter the negotiation stage. This stage is my specialty. As a lawyer, a great deal of my time was spent reviewing agreements of purchase and sale and negotiating offers. I’ll be able to explain your offer to you in detail and will make sure that there’s nothing in the final agreement that can come back to haunt you. Most importantly, my professional experience and training as a negotiator will help you get the best deal possible.

Don’t think that my work is done when the negotiations are completed. I’m with you every step of the way. After all, I consider you to be a client for life, not just when you’re buying or selling your home. I'm always available to help you in any way possible. Even after you move!
